This is an excellent alternative to laying new 8" CMU block. Cripple Walls are short 2x8 / 2x6 short stud walls, framed with treated materials. They are sheeted on the exterior with treated plywood, making it easy to finish with vinyl, cement siding, paint or stucco. This wall is framed on top of your existing foundation due to the wood frame design. This greatly lessens the weight of the wall, thus allowing you to reuse your foundation. An engineer review will be required to determine final design of the cripple wall.

When FRL installs your Helicals, we will supply a Quality Assurance Report that entails the following:
Name of certified installer, pile installation diagram, installation equipment, torque indicator, installation notes, obstructions, plumbness, final torque, total length and final elevation of the finished work.
The CANTSINK Helical Pile System is a Segmented Deep Foundation System with Helical Bearing Plates welded to a central shaft. Load is transferred from the shaft to the soil through Helical Bearing Plates. As A result of their true Helical shape, the Helices do not auger into the soil but rather screw into it with minimal disturbance.
The first section, called the lead section, contains the Helical Plates. The lead section can consist of one to four Helices. If required, additional Helices can be added with the use of helical extensions. Plain extensions are then added until the lead section penetrates the bearing strata and the necessary or appropriate torque is achieved. The true Helix Geometry of each Steel Bearing Plate minimizes soil disturbance during installation.

FRL Foundations & Elevation’s Masonry Pilaster Column Open Column Design uses 16"x 16″ Masonry Pilaster Blocks, stacked and laid on top of each other to the required height. They have a 12" x 12" center core that gets pumped full of concrete after the masonry joints have cured. They include 4 #7 vertical rebar cages that lock into the grade beams. Many times a Helical is installed under the column as a Sub Pile. This System allows for different stringer options; 2x10, 2x12, Power Beams (all pressure treated), single or double beams. FRL Foundations and Elevation system pours the stringers into the columns as one unit, tying the system form and the subfloor to the sub pile as one unit.
In Foundations and Elevation projects, we often use Concrete Columns, which allows for Open Column Foundation Design and uses sizes; 12” x 12” / 16"x16″ / 18”x18” with 4 to 8 #7 vertical rebar cages that lock into the grade beams. Many times a Helical Pile is installed under the column as a Sub Pile. This System allows for different Girder or Stringer options; 2x10, 2x12, LVL Power Beams (all pressure treated), single or double beams. Of course the foundation that FRL will build are based on a Licensed Structural Engineer Plans. Our Foundations and Elevation system pours the stringers into the columns as one unit, tying the system form and the subfloor to the sub pile as one unit. This is the strongest column design we offer.
Usually, when this occurs your engineer has determined the existing foundation or soil conditions are unable to handle the loads without future settling or movement. FRL Foundations and Elevation will remove the entire foundation and rat slab if needed, dig new footings and pour a 12" x 24" with 3 #5 rebar, with #5 vertical on 32"- 48" centers. A new 8" reinforced concrete wall and new Smart Engineered Flood Vents will be installed as required.
Access areas will be left open to allow steel to be removed after the house is lowered. These areas will be closed up after steel and cribbing is removed. Final design will be determined by an engineer. We have an excellent, experienced, knowledgeable & Licensed Structural Engineer available for inspections and stamped Plans.
